LANDLORDS GUIDE

Landlords Guide

Choosing the ideal products using tried and tested flooring solutions

Carpet: Bleach cleanable 30/40 oz Polypropylene Twistpile.

Colour: A middle colour – popular with both tenants and landlords. Everyday staining not visible. Easy to live on and does not clash with tenants own stuff.

Pile: A short pile carpet will look much better for much longer – deep pile carpets always look tired quicker due to flattening/tracking in busy areas, eg, middle of the hallway, stairs and landing and around all furniture areas.

Underlay: 10 mil compressed foam will give your carpet the protection it deserves for as long as any other product.

Fitting: A well fitted carpet with underlay as described above should give you at least 15 years trouble free wear.

Vinyl: A standard vinyl is ideal for most kitchen and bathroom areas as long as the floor is clean, dry and level.

For larger areas eg, kitchen/diner where you may have tables and chairs etc, you may need a heavier vinyl with a 15 year wear guarantee.

Feltback: This carpet has its own built-in underlay and can be a cheap and cheerful way of covering just about any room in the house. It will not however, provide you with the luxury feel but again the short tight pile style of carpet applies.

Laminate: Do not use laminate anywhere there might be water, bathroom, kitchen, shower rooms etc. Huge problems from leaks and there is always without fail leaks and more leaks ask my plumber!!!
